How the New Savings Work

1. Save Up to $130,000 in HST

Ontario and the federal government have introduced enhanced HST relief for eligible purchasers of newly built homes.

For qualifying homes valued at $1 million or less, eligible purchasers can receive relief equivalent to the full 13% HST, up to a maximum of $130,000.

For eligible homes priced above $1 million and up to $1.5 million, the maximum available HST relief remains $130,000.

For homes priced above $1.5 million and below $1.85 million, the enhanced relief gradually decreases.

And you don’t have to be a first-time buyer.

The enhanced program generally requires the Agreement of Purchase and Sale to be entered into between:

April 1, 2026 and March 31, 2027

The home must generally become the purchaser’s or a qualifying relation’s primary residence, and additional program eligibility and construction-timing requirements apply.

2. Save Up to $100,442 Through Hamilton’s Development-Charge Reduction

The City of Hamilton has committed to eliminating qualifying municipal development charges on new residential development for a three-year period.

March 30, 2026 through March 31, 2029

Development charges are normally costs associated with creating new housing. By eliminating these charges, Hamilton is reducing a significant cost of new-home development, with the savings intended to help lower the cost of new homes for buyers.

Actual savings vary by home type and applicable municipal charges.
